Original garden homes typically have a built up area of 5,000 sqft and an original plot size of 6,700 sqft. Some owners have also purchased extra built up area and plot making these villas as large as possible making the built up area over 7,000 sqft and plot over 8,500 sqft. As you can see from the photos below the extra plot allows them to build further onto the beach and have a much larger infinity pool area. This is exactly the same for signature villas.

Custom built villas
The master developer for the Palm Jumeirah Nakheel decided to keep fronds G H I J and N completely unconstructed and end up selling the plots privately and directly to clients who could build a custom villa with bigger plot sizes, basements and extra floors.
As you can imagine owners used there own contractors and materials so these villas / fronds look completely different to the other of the 11 fronds with only garden homes & signature villas present.
With a large number of custom built villas complete buyers can now choose from a number of different styles and designs based on there personal preferences. Garden homes and signature villas still remain the most popular choice as per sales transactions and volume but there have been some very large transactions and activity with custom built villas.
It just shows the Palm Jumeirah can cater for whatever you are specifically looking for. There are plots of land still available for building your own custom villa and also fully turnkey custom villas on the market ready to go. Entry prices for custom villas are at the AED 50M mark price bracket.
